What builder options should you consider?
When buying a new home you have the ability to really personalize your home with many of the builders offered options. I always attend the design meeting and advise my clients where they should spend their money.
This list below represents many of the major items buyers will need to consider and my recommendations. When buying a new home plan on spending an additional 5% to 20% on builders options. Most builders don’t pay Realtors commission on the options just so you know. So when your Realtor is advising you to spend money just know they have your best interest in mind.
Wood flooring in the kitchen is very popular. Make sure the cabinets and the flooring look good together. Contrast is fine.
If you have a large floor area in your bathroom put the floor tiles on 45 degree angle for a great look. Other baths; upgrade vanities to adult height if needed. Go with 6 x 6 tiles if on a budget.
With the energy star building codes I think its more important now than ever to be prepared for the need to put an active Radon removal system in. The Building industry has been very slow to respond to this need. Be proactive.
I hope this list helps. My clients all say they are glad they spent the extra money on these options. It’s all about having a beautiful home while protecting your investment.
A good Realtor will help you through this process along with pre-dry wall inspections, Builder conflicts, pre-settlement walk-through and so much more. It always wise to be professionally represented in the biggest purchase of your life.
